The Business Times reported on 8 October that a joint bid by IOI Properties and CapitaLand Investment had moved into exclusive due diligence. Final sale terms were still being discussed.

The S$2.3–2.4 billion range is an indicative market estimate. OUE REIT said a transaction might not proceed.

One Raffles Place contains two office towers and a retail podium. IOI’s chief executive described an initial intention to improve the retail tenancy mix if the acquisition succeeds.

The redevelopment was announced on 30 September. The partners formed a 51:49 joint venture for a 999-year mixed-use riverfront project in District 10.

The announced scheme includes approximately 407 homes and sky villas, a 184-unit Fraser Suites serviced residence, and dining, retail and lifestyle uses. Launch is targeted for 2027, with completion in 2031.

No replacement office component was announced in the published scheme.

Frasers Property lists Valley Point’s office net lettable area as 179,350.5 sq ft, with the portfolio figures updated on 30 September 2024. The rounded figure describes existing office stock; it does not mean that all of that space is occupied or that every tenant needs an equivalent replacement area.

Planning the next move

  • Confirm your tenancy end date and the landlord’s timetable.
  • Compare locations, staff access and total relocation costs.
  • Allow for fit-out, approvals and operational continuity.
  • Consider a serviced office if your next permanent premises will not be ready in time.

These are leasing considerations, rather than a forecast of a specific rental increase.
