The 20 October presentation distinguishes S$610.9 million purchase consideration from the S$626.2 million agreed property value attributable to the 51% interest on a 70-year leasehold basis.

Reading the leasing figures correctly

At 30 September, committed occupancy was 48.8%. Including leases under documentation brings the figure to 52.7%. These leases averaged approximately S$11.30 psf per month, largely on the lower-to-mid floors. This is a reported leasing average, not an advertised asking rent.

The announcement gives a later update of approximately 60% as at 15 October, including leases under documentation.

What should tenants compare?

  • The actual floor, usable layout and quoted lease terms.
  • Fit-out, reinstatement, deposits and other charges.
  • Move-in timing and any agreed incentives.

The Q3 business update was released on 22 October. Its Singapore office figures are based on Suntec REIT’s interests in Suntec City Office, One Raffles Quay and Marina Bay Financial Centre Office Towers 1 and 2.

Overall committed occupancy increased from 98.5% a year earlier to 99.6%. Singapore office rent reversion was positive 7.3% for Q3 2026.

Keep the measures separate

Committed occupancy is a leasing measure. It is not a count of people physically using offices, nor a live room-availability check. Rent reversion measures the change on renewed or replacement leases; it is not a universal increase applying to every tenant.

Planning your search

  • Compare suitable buildings and locations rather than waiting for a single option.
  • Check each office’s current availability and full quoted cost.
  • Allow time for negotiations, approvals and any fit-out.

Committed occupancy as at 30 September 2026; figures relate to Suntec REIT’s interests in the properties.
